Beacon Hill acknowledges the important connections between our mission, resident, and community wellness, and environmental stewardship. We are embarking on a venture to build and implement a well-considered, multi-stakeholder Sustainability Plan for Beacon Hill at Eastgate through:

  • Exploration and implementation of energy-efficient and renewable energy initiatives
  • Waste reduction strategies
  • Water conservation efforts
  • Sustainable business practices

Beacon Hill’s journey toward sustainability began in 2019 with the formation of the grassroots Environmental Action Group (EAG), which united proactive residents eager to reduce the community’s environmental footprint. Over the next four years, this group became a driving force for change, culminating in a pivotal 2023 research project conducted by Aquinas College students. This project identified sustainability opportunities, laying the foundation for Beacon Hill’s engagement of an experienced sustainability advisor and the formal launch of the Beacon Hill Community Sustainability Initiative (BHCSI) in August 2023.

The BHCSI formalized Beacon Hill’s commitment to sustainability, focusing on implementing a robust governance structure, establishing measurable metrics, and defining actionable goals. These initiatives align with local, state, and national environmental priorities, ensuring Beacon Hill contributes to broader sustainability efforts while addressing the specific needs of its community.

Governance plays a central role in ensuring the plan’s success, with a multi-tiered structure designed to promote accountability, transparency, and inclusivity. Key components include:

  • The Board of Directors: Sets the overall sustainability vision and policies.
  • The President/CEO: Oversees the implementation of sustainability strategies.
  • The Sustainability Steering Committee: Develops and monitors initiatives, incorporating resident and staff feedback.
  • Task Forces: Focus on energy, water, and materials, driving specific sustainability goals in each area.

This governance framework empowers all stakeholders, from residents to external partners, to contribute to sustainability efforts.

The sustainability goals are ambitious yet achievable, categorized into three core focus areas:

  1. Energy: Reduce the carbon footprint by 10% from 2020 levels by 2025, progressing to 30% by 2030, and achieving carbon neutrality by 2050.
  2. Water: Achieve a 20% reduction in per capita water consumption by 2030, with continued reductions to maximize efficiency by 2040. Additionally, the plan aims to improve downstream water quality through better product choices and management practices.
  3. Materials: Transition to a circular economy by reducing landfill waste by 50% by 2030 and eliminating it entirely by 2040. This includes increasing composting, recycling, and reuse efforts.

These goals are underpinned by clear metrics and timelines, ensuring progress can be measured and communicated effectively.

Beacon Hill has established detailed metrics to evaluate progress in each focus area:

  • Energy: Metrics include tracking on-premises fuel use, renewable energy production, and electricity consumption trends. Monitoring the carbon footprint of these activities ensures alignment with carbon neutrality targets.
  • Water: Water consumption is tracked via manual and automated meters, with efforts focused on reducing per capita usage and improving the quality of water leaving the site.
  • Materials: Metrics include the volume and type of waste generated, the proportion of waste diverted through recycling and composting, and the adoption of sustainable procurement practices

To meet these objectives, Beacon Hill has outlined a range of strategic actions:

  • Collaborating with energy providers like Consumers Energy to identify efficiency opportunities and expand renewable energy use.
  • Conducting audits of water usage in landscaping and facilities to identify areas for improvement and adopting more sustainable practices.
  • Implementing pilot programs for composting and enhancing recycling systems to reduce waste sent to landfills.

These initiatives are supported by engagement campaigns, encouraging residents to participate in energy and water-saving efforts.

The plan is accompanied by a structured schedule that ensures accountability and continuous improvement:

  • Biannual Sustainability Report: Published every two years, it provides a comprehensive overview of progress, challenges, and next steps.
  • Quarterly Updates: Presented to the Board of Directors, these updates ensure ongoing oversight and transparency.
  • Monthly Meetings: Held by the Sustainability Steering Committee and Task Forces to monitor progress and adjust strategies as needed.

These mechanisms foster a culture of accountability and enable Beacon Hill to respond proactively to challenges.

Financial sustainability is a critical aspect of the plan. Beacon Hill prioritizes initiatives that deliver measurable financial benefits, such as cost savings or increased operational efficiency. Detailed financial records are maintained to attract grants, investments, and other external funding sources. This transparent approach builds confidence among stakeholders and ensures resources are allocated effectively.

Transparent and consistent communication is central to the success of the plan. Beacon Hill engages stakeholders through regular updates via newsletters, the organization’s website, and targeted communication campaigns. The plan also emphasizes the importance of local, state, and national partnerships, enabling Beacon Hill to adopt best practices and contribute to broader sustainability efforts.

Beacon Hill celebrates its sustainability achievements through an annual awards program, recognizing the contributions of residents, staff, and vendors. Categories include environmental stewardship, innovation, and leadership. This recognition fosters a culture of excellence and motivates ongoing efforts to achieve sustainability goals.

The plan’s appendices provide additional details to support its implementation and communication:

  • Appendix A: Governance
    Lists members of the governance structure, including the Board of Directors, the Steering Committee, and Task Forces.
  • Appendix B: Baseline Carbon Footprint
    Presents the initial carbon footprint calculation, using 2022 data as the baseline year. Scope 1 and Scope 2 emissions are detailed, with plans to incorporate Scope 3 emissions in future assessments.
  • Appendix C: Glossary of Terms
    Explains key sustainability terms, such as “carbon footprint,” “circular economy,” and “GHG Protocol,” to ensure clarity and accessibility for all stakeholders.
Discovery Phase

The Discovery Phase was completed by gathering insights from residents, staff, and the Eastgate community, exploring best practices, and identifying opportunities to expand sustainability efforts. Using this information, we assessed priorities and outlined actionable steps for both short- and long-term impact in the Sustainability Plan.
